The scales tip as the inventory hits a new low!

THIS is the standard reply for our recent MLS search for new home buyers looking in West Carson City.  Although you may notice still many for sale signs around neighborhoods but a for sale sign might just be a house pending a sale for 2, 3, 4, 5, 6 or more months! (this is why we use "sale pending" or "just sold" signs for all listings, it really helps navigate through the maze of available properties within each neighborhood.)

If you are looking for a home what you will quickly notice is there are two things happening... 1.  less inventory.  Shocking for some people who were either waiting to purchase or just started to look.   2.  Buyers are finding themselves in MULTIPLE OFFER situations!?  YES it's true!   

We spent some time in Fernley recently and our client with an offer to purchase a short sale is now awaiting bank approval however, multiple offers had begun even out there 2 months ago! And we saw this begin in Reno late in 2011.  And in Carson City it's alive and well and pushing right into Summer that begins June 20th.

HOW TO AVOID losing your dream home to a multiple offer situation where the sales price possibly goes OVER the list price in a "bidding war ????
