Deal or No Deal Repairs

You are a motivated and prequalified home buyer, that is just the beginning of your journey.  Choosing a home based on location location location is still the number one concern of our clients.  Second is repairs or major issues that face new homebuyers.  These include but not limited to: Will the roof need to be replaced? What about other big-ticket items like the heating and cooling system? Does the perimeter of the house slope toward it? That could mean flooding during a heavy rain. And what about the structural integrity of the foundation? A good inspector will spot the red flags and could keep you from making a costly mistake. That inspector will also check the chimney, the insulation in the attic and the gutters and spouts.

Paint is easy to change.  Siding (believe it or not) is even easier to replace.  Flooring too is also an easily fixable feature.  Surprisingly many sellers think that putting in new or updaded flooring will make a home more appealing when in fact the current floor will get a whomping when the Sellers move out and Buyers move in.  (Sellers we will further explain this in our next posting)  We always suggest waiting for new flooring (and only carpet the bedrooms) once you have settled into your new home. 

We suggest a home with a first floor master bedroom and laundry room. Also consider how many steps there are from the driveway into the home. Are the hallways and doorways wide enough for a wheelchair or a walker? Even if you do not think you'll need these accommodations, consider "visitability." If you have elderly relatives or friends with disabilities, are they going to be able to come to your new home?
